How buying works in UAE
Taxes and fees
A 4% Dubai Land Department fee, around AED 4,000 registration, and 2% agency commission. No annual property tax. Service charges per m² apply to apartments.
Residency
Property worth AED 2 million or more (mortgaged allowed) qualifies for a 10-year renewable golden visa covering spouse and children. Under that, a 2-year investor visa applies from AED 750,000.
Process
Sign the MOU (Form F), pay a 10% deposit, obtain the seller’s NOC, then transfer at a DLD trustee office. Resales complete in two to four weeks; off-plan is a signed SPA with the developer.
Indicative figures. Rules change; your advisor confirms current rates before you commit.
